Find a theater company without a theater to call its own is sort of like searching for a bathroom close to your departing gate in an airport terminal. You’re going to have to go out of your way to find it, but you’ll be so happy you did. Luckily, the folks of the Festival of Independent Theatres are a little more kindhearted than most airport architects. They make it easy to find what you’re looking for at least once a year during this annual four-week event that brings together the very best in Dallas-area drama. This year’s festival pulls together eight companies, each putting on a world premiere one-act play starting Friday and running through Saturday, August 2, at the gorgeous Bath House Cultural Center, 521 East Lawther Drive. This weekend’s offerings include Playtime, produced by Prism Co., Nouveau 47’s Metamorphosis II, Echo Theatre’s Mania/Gift, and Churchmouse Production’s The Watch. Performances are at 8 p.m. Friday, 5 p.m. and 8 p.m. Saturday, and at 2 p.m. and 5 p.m. Sunday. 10 Things You Should Consider in Choosing a Home Stager
10 THINGS TO CONSIDER IN CHOOSING A HOME STAGER


While not every home seller and real estate agent believes in the power of home staging when selling a home, there are those who do, thanks to the proliferation of shows on television and real life success stories.  So, if you have made the decision to hire a professional home stager, then what should you be looking for?
There are a number of things you should consider:
1. Portfolio - every home stager should have a website (this in itself is something you should look for) where you can view his or her portfolio of homes they have staged. There should be before and after photos for occupied homes and at least the after photos for vacant homes and make sure it is their portfolio, not some stock photos they purchased, or worse, photos they have stolen from another home stager's website (this has been known to happen). While it may be difficult to prove the photos are really the stager's, one way you might be able to tell is if some of the photos look  amateurish and others look totally professional and expensive.  You can also meet with the stager and ask to see their printed portfolio of before and after photos. And in particular, ask to see pictures of homes that are in a similar market and style as yours.

2. Experience - This goes hand-in-hand with number one. While every newbie deserves a break, experience and longevity should be given high consideration. All things being equal, it is better to go with someone who has been a home stager for awhile and has the portfolio to prove it as they have more experience dealing with any stumbling blocks. Also, think "survival of the fittest". 

3. Decorative Style - one of the goals of staging a home is to make it less taste-specific and less personal, and instead make it appeal to the broad range of buyers. Having said that, every stager usually has some unique decorative style. However, what you want to make sure of is not every home they stage looks just like every other home they stage. Each should be decorated and accessorized for the type of home it is, the location and the profile of the buyer for this type of home. 

Some stagers have their own inventory of furniture and others use a furniture rental company. The advantage of using a furniture rental company is that there is a wide selection in terms of both price and style.  However, some home stagers are forced to use their own furniture because there are no furniture rental companies in their area. So make sure they have an extensive inventory. 

Lesson: Beware of the cookie-cutter stager.
Also beware of the home stager who seems to do primarily small vignettes, such as a totally empty room save for a corner with a chair, lamp, artwork and tiny rug. This accomplishes nothing in getting a buyer to fall in love with the home and want to live there.

 4. Education and training - home staging as a profession has a low barrier to entry, Meaning, that anyone can call themselves a home stager. And don't be fooled by those home stagers saying they are "certified". There is no universal certification or licensing of home stagers. One thing you do want to see however is that they did take some interior decorating or design and/or home staging education as this shows seriousness on their part and a commitment to this profession. Beware of the home staging hobbyist, e.g., the wife of a friend of yours who likes to decorate. Staging involves much more than that. It's about downplaying the negative features and emphasizing the positive features of a property. It's about emphasizing the focal point of the room and making sure there is proper flow within a room and between rooms so it's easy for buyers to navigate. 

5. Testimonials and Referrals - some home stagers' websites have testimonials from homeowners and real estate agents, but go beyond just reading them. Ask for the names and contact information of their past clients who are not listed on the website. 
Contact them and ask them these questions:
• How did you like working with_________?
• What do you think he or she did best?
• What are some of the things you feel he or she could have done better?
• Was he or she responsive, professional and reliable?
• Was the project completed in a timely manner?
• Were you pleased with the results?
• Overall, how satisfied were you?
• Any advice for me in working with_____? 

6. Fees - don't choose a home stager because they are the cheapest of the ones you have called. Seriously consider all of the things listed here. And don't think that the one with the highest fee also means he or she is must be a great home stager. It could just mean that they have found they can charge this price and only deal with a certain clientele. If they offer free consultations, you have to ask yourself, why would they want to give away advice for free?  Is it because they are desperate for business, or are you really going to be getting any good advice? If their bid for a vacant or occupied staging comes in much lower than others; it may be because they will be using inexpensive accessories or furniture or cutting corners to cut their time in the project. 

7. Insurance - make sure your home stager has insurance. They should at least have general business liability insurance. Some even have professional liability insurance, also more commonly known as errors and omissions insurance. Those companies that have employees should have workmen's compensation insurance. Ask for a copy of their insurance certificate(s). 

8. Personality and Traits- Whether you're a homeowner or a real estate agent, you want to make sure
you will be able to work with the home stager.
• Do they have the type of personality you would get along with or one that might annoy you?
• Do they appear to be professional and serious?
• Have they been responsive to you so far? Did they return calls and emails promptly?
• Do they seem organized?
• Are they a good listener?
• If you are a real estate agent, how do you think they might talk to your clients when it comes to
providing advice on sensitive things they need to change in order to get the home sold? 

9. Written Agreement - an agreement in writing between the homeowner and the client will protect both parties. And it also points to the professionalism and seriousness of the home stager. 

10. Resources - particularly if you have an older home that needs to be sold and particularly if you don't have your own resources, a home stager who knows good house painters, handymen, landscapers etc. can be very valuable.

You need to live somewhere. If you can buy a home for around the same amount you would pay in rent, and don't mind staying put for a while to build equity, becoming a home buyer might be a good decision. You will make a good home buyer if you are:

A buyer who conforms to the market.
If you are the type of buyer who says, "Every home on the market is overpriced; I'm not paying that much," then you are not conforming to the marketplace. Serious home buyers research the market and have realistic expectations.

JULY 3: ADDISON KABOOM TOWN

What: Kaboom Town! celebrates its 30th anniversary with a festival beginning at 5 p.m. Food, music, kid's activities including rock climbing, giant slide, fun inflatables, sand art, free movie, an obstacle course. What: The City of Bedford will celebrate Independence Day with 4thFEST, a free celebration featuring live music, a variety of themed family-friendly activities, a birthday themed classic car show, yummy festival food and of course, the spectacular fireworks when the sun goes down.

When: Fireworks at 10 p.m. Activities all day long.

4th FEST visitors can also take a dip in Bedford's Splash Aquatic Center, featuring three unique pools with several water slides, a kids' play area, umbrella-shaded leisure patios and a cabana party pavilion. Admission is $6.50/adults, $5.50/kids under 18 and free for children two/younger.

Parking and shuttle service are available for $4 (free for children 3 and under) at Pennington Field, 1501 Central Drive. The last shuttle TO the Boys Ranch Park will leave Pennington field at 9:30PM. Limited on-site parking is available for $15 (entrance via Eastbound Harwood) and $10 parking at the Bedford Public Library (proceeds benefit the Friends of the Library).

Cost: Admission to 4th FEST is free. Feel free to bring lawn chairs, blankets, coolers and non-alcoholic beverages (No glass containers).

JULY 4: DENTON - KIWANIS CLUB'S 41ST ANNUAL 4TH OF JULY FIREWORKS

What: This year Denton County's event will move to UNT's beautiful new Apogee Stadium so come on out for live music, followed by an awesome array of fireworks that light up the sky. The event is free, but donations are gladly accepted by our energetic "Bucket Brigade" before, during, and after the show.

When: Friday, July 4, 2014. Gates open at 5:30 p.m.; music begins at 6:30. Fireworks at dusk.
July 4: Dallas Arboretum

Spend 4th of July outdoors at the beautiful Dallas Arboretum. On Thursday, July 4th, 2013 the garden will offer complimentary admission to all active and retired military personnel (must have valid ID).

That evening the Dallas Wind Symphony will perform a special patriotic performance on the Martin Rutchik Concert Stage. The best patriotic costume will win a 1 night stay in deluxe accommodations at the Ritz-Carlton Dallas. A limited number of tickets are available online.

Daytime admission is $15/adults, $12/seniors, $10 children ages 12-3 and free for children under 3 and members. Concert ticket prices are $15/adult-members, $25/adult-nonmember, and $10/children ages 12-3.

JULY 4: DALLAS - FAIR PARK FOURTH

Enjoy live music, water features and access to rides, games and concessions within the State Fair of Texas Midway, starting at noon on July fourth. Throughout the afternoon, music will be performed by the celebratory Razzmajazz Dixieland Band, and at 7 p.m. experience the explosive sound and crazy look of the legendary Texas trio ZZ Top, performed by one of the nation’s top tribute acts, Dallas' own, Trio Grande, with band members Kraig Parker, Pauley DeFrancisco and Rod Foster.

Admission to the Midway is $5, or complimentary to those who participate in the Dallas Park and Recreation “Dallas 7/4” race (7k/4k) that morning. Approximately 26 exhilarating rides will be available on the Midway. Ride and game costs will vary.

Texas Discovery Gardens will be open extended hours, from 10 a.m. to 7 p.m., with the annual “Red, White and Butterflies” festivities. Enjoy the gardens, butterflies, crafts and activities all day long for a reduced $1 admission. The Children’s Aquarium at Fair Park will be open from 9 a.m. to 7:30 p.m. and will charge a discounted admission of $4 per person after 4:30 p.m. The Fair Park campus of the Perot Museum of Nature and Science will have the Nature Building open from noon to 5 p.m. Admission will be $1.00, or free for members.

More live music and access to food trucks will be available throughout Fair Park starting at 6 p.m. Fireworks show at approximately 9:30 p.m.

JULY 4: FLOWER MOUND'S INDEPENDENCE FEST

Independence Fest is set for July 4, 2014. It’s headlined by KANSAS, which celebrated its 40th year as a band last year, Independence Fest 2014 will be great and parking is FREE.

The day kicks off with the annual Children's Parade at the LISD School Administration Building, 1800 Timber Creek Road, and concludes with a fantastic fireworks finale at around 9:50 p.m. that follows the free concert featuring KANSAS at Bakersfield Park.

Independence Fest 2014 will also host performances by other musical groups including Back in Black and Breaking Southwest; plus a vintage car show presented by Time Machine Car Shows, a showcase of our local businesses, food and drinks for the whole family, and a completely free Kid's Zone complete with bounce houses, face painting, and more.

The Children's Parade will take place from 10 a.m. – 1 p.m. at the LISD School Administration Building; with line-up beginning at 9:30 a.m. There will be hot dogs prepared by The Summit Club, Clowns, Bounce Houses, slides, vendors, and more. Please visit the Children's Page for more information.

All other Independence Fest activities are hosted at Bakersfield Park, 1201 Duncan Lane in Flower Mound, with gates opening at 5 p.m.

JULY 3: FARMERS BRANCH - LIBERTY FEST

Farmers Branch Independence Day Celebration is set for Wednesday, July 3, 2014 from 6:30 p.m. to 10 p.m. at the Farmers Branch Historical Park, 2540 Farmers Branch Lane, Farmers Branch, TX 75234.

Come celebrate the day of independence with the Farmers Branch community! Located within the Farmers Branch Historical Park, the celebration includes children's activities, live music, concessions, and pie eating contest, tours of historical structures and a finale fireworks show! Gates open at 6:30 pm with the fireworks show on at approximately 9:30 pm. Stop by and enjoy the fun!

July 4th WILLIE NELSON’S PICNIC

What: Willie Nelson's 4th of July Picnic is coming back to the Fort Worth Stockyards. Willie takes the Main Stage at 11 p.m. Don't miss Josh Abbott Band, Jamey Johnson, Dierks Bentley, Ryan Bingham and more.

Tickets: Advance tickets are $40/$60 at the gate. This is an indoor / outdoor event located on Rodeo Plaza in the Historic Fort Worth Stockyards. 17 and under must be accompanied by a parent or legal guardian. No chairs, umbrellas, pets, coolers.

JULY 4TH FORT WORTH’S FOURTH

What: Fort Worth's 4th is moving back to its original home. Free music and family activities along the Trinity River at Panther Island Pavilion in Trinity Uptown. Activities include live music, a water slide, tubing and kayaking on the Trinity River, a bounce house, mini golf and an obstacle course. Don't forget to bring your blankets and lawn chairs for front row seats to Fort Worth's biggest firework display.

JULY 3-4: FORT WORTH SYMPHONY'S "OLD FASHIONED FAMILY FIREWORKS PICNIC"

JULY 4: FRISCO FREEDOM FEST 2014

What: Party in the Plaza will include all the traditional makings of Frisco Freedom Fest beginning at 4 p.m. New this year: a zip line! Lone Star Park in conjunction with the City of Grand Prairie will host the annual Lone Stars & Stripes Celebration on Friday, July 4 sponsored by North Texas Ford Dealers and 99.5 The Wolf. The Grandstand gates open at 3:00 p.m. and live racing begins at 5:00 p.m. Kids will enjoy the Family Fun Park featuring bounce houses, pony rides, and a petting zoo. Incognito will perform between the races on the Courtyard of Champions stage. Following the last race there will be a world-class 20-minute firework display choreographed to music. Members of any branch of the military receive free general admission with a valid military I.D.

One lucky guest will drive off in a brand new 2014 Ford F-150 SuperCrew Truck on Friday, July 4! Starting Friday, June 20, guests can stop by any participating North Texas Ford Dealership across the Metroplex to pick up their official entry form and two free general admission passes to the Lone Stars & Stripes Fireworks Celebration. JULY 4TH HURST’S  12TH ANNUAL STARTS AND STRIPES

The City of Hurst is proud to present its 12th Annual "Hurst Stars & Stripes" event on Friday, July 4th, 2014 at Hurst Community Park, southwest corner of Precinct Line and Pipeline Roads. This is a free, family-oriented, alcohol-free community event for all ages.

JULY 4: McKINNEY’S “RED WHITE AND BOOM”

Red, White and BOOM! kicks off Independence Day with a parade and classic car, truck and cycle show in Historic Downtown McKinney. Families can also explore the many dining and shopping options that downtown has to offer.

Evening festivities resume at the McKinney Soccer Complex at Craig Ranch with music, food, kids’ activities and a fireworks display. Country music singer / songwriter Zane Williams will be on stage to provide live entertainment. WRR will provide ‘Sounds of America’ on a live simulcast during the fireworks on Classical 101.1.

JULY 4: IRVING PATRIOTIC PARADE AND FIREWORKS

Join the City of Irving for the annual two-part celebration of America’s independence. The festivities, which are a tradition for many Irving families, will all take place on Friday, July 4, 2014.

The fun begins with a community parade, featuring entries by community groups and businesses, followed by a reception at Heritage Park. Finish the day with an evening festival, showcasing live music, food, a Fun Zone, and fireworks spectacular.

Admission: is free to each event.

Bring the whole family out for an evening of fun, food and fireworks! The Fun Zone, open from 6 p.m. until sunset, includes inflatable rides, games and attractions for children at no charge. The Main Stage features upbeat live music, while a variety of food vendors offer something for every taste.

Due to road construction and closures, you might want to avoid O'Connor Blvd. From SH 114 exit Riverside Drive and head north for parking; or continue west along the 114 access road to Brazos Drive for additional parking options.

From Spur 348 turn south onto Riverside Drive. Parking is available on the right hand side, or turn right onto the 114 access road to Brazos Drive for additional parking options.

JULY 4: LAKE GRAPEVINE’S 32ND JULY 4TH EXTRAVAGANZA

What: 32nd Annual Fireworks Extravaganza. Be prepared to be astonished by the fireworks spectacular, which can be viewed from any lakeside location as well as several other spots throughout Grapevine.

When: Friday, July 4, 2014. Fireworks at 9:30 p.m.

Where: Grapevine Lake

Road Closure: Roads will be closed down Fairway Drive between State Highway 26 E. and Silveron Blvd. on July 4th. beginning at 9 p.m. and lasting through the duration of the fireworks show. All traffic except for emergency vehicle traffic will be prohibited from traveling along Fairway Drive during this time. Parking along Fairway Drive will be prohibited.

Cost: Admission is free at most viewing locations. Some parks along Lake Grapevine may charge a minimal admission fee.

JULY 4: LEWISVILLE – CASTLE HILLS FREEDOM FEST

The 2013 events include the 15th Anniversary of the July 4th Fireworks show. Beginning at dusk, fireworks will light up the night sky. People are encouraged to bring their own blankets and chairs as good spots along the lake are taken early in the day.

JULY 4: LEWISVILLE “RED WHITE AND LEWISVILLE”

What: Red White & Lewisville Fireworks Display. The spectacular fireworks show will start shortly after dark at approximately 9:30 p.m. The best viewing opportunities will be on the South side of Vista Ridge Mall and along the 121 Bypass.

JULY 4 LITTLE ELM’S JULY JUBILEE

What: On the shores of Lake Lewisville, the Town of Little Elm will host its Seventh Annual Independence Day Celebration, July Jubilee. This family-oriented celebration will include food/merchandise vendors, live music and the evening will conclude with a spectacular fireworks display over the lake.

When: Friday, July 4, 2014 from 5 p.m. until approximately 11 p.m.

JULY 4: PLANO’S ALL AMERICAN FOURTH

On Thursday, July 4, 2014 the fun begins at 9 a.m. with the Plano Independence Day Parade. Parade route is down Independence Parkway from 15th Street west to Parkhaven Drive.

At 3 p.m. catch the Plano Symphony Orchestra for Patriotic Pops at the Eisemann Center in Richardson. Ticket information is available at www.planosymphony.org.

When: Fireworks at 9:30 p.m.

Where: Oak Point Park and Nature Preserve, east of U.S. 75 on Spring Creek Parkway. Picnic baskets are welcome or purchase items from the vendors on site. Parking is available at Collin College, First United Methodist Church Plano and Plano Centre. Listen to the music carefully selected to play in sequence with the fireworks on KLAK 97.5 FM.

JULY 4 RICHARDSON “FAMILY FOURTH CELEBRATION

What: Sparks will fly at the City of Richardson’s annual “Family 4th Celebration” on July 4, 2014 at Breckinridge Park. This traditional, patriotic salute is free and open to the entire community. Attendees are encouraged to bring picnics, blankets and/or lawn chairs and enjoy the evening under the stars!

Concerts:
6:15 Infinite Journey. 8:45 The Richardson Community Band presents it’s annual Patriotic Salute Concert.

When: Friday, July 4, 2014. Event hours are 6:00 p.m. to 10:15 p.m. Fireworks start at 9:45 p.m.

JULY 3 SOUTHLAKE STARS AND STRIPES

Southlakes kicks it off on Thursday, July 3, 2014 with family fun, patriotic music and fireworks at 9:30 p.m. Music will be broadcast on 100.7 FM. Candy Art, Balloon Artists, gourmet food trucks and more.

When: Thursday, July 3, 2014; Fireworks at 9:30 p.m.

Don’t bring: Alcohol, pets. Do bring chairs, blankets.

Shuttles/Parking: Beginning at 4 pm, shuttles will pick up passengers at 185 S. White's Chapel Blvd. and bring them to Town Square.

JULY 4: THE COLONY “LIBERTY BY THE LAKE”

What: The 27th Annual Liberty by the Lake festivities begin at 7:45 a.m. with a one-mile run followed by 5K and 10K runs. The annual parade starts at 10 a.m.

Back again for another year the high flying talents of Lone Star Action Sports - BMX Stunt Show. Performances at 5 pm, 6:30 pm and 8 pm.

The fireworks are scheduled to begin at 9:30 pm on July 4th. The shoot site for the 2014 show will be from the tip of the Stewart Peninsula Golf Course, making Stewart Creek Park the prime viewing area for the show. The fireworks will be shot right over Lake Lewisville, creating a beautiful display of colors. The fireworks are choreographed to patriotic music that will be broadcast at the park and live on 99.9 FM.
